There are several key reasons why timeshare maintenance fees tend to increase over time. One major factor is inflation, rising costs for labor, materials, and utilities are often passed directly onto owners. Additionally, as resorts age, they require more frequent and costly repairs or upgrades, particularly in locations exposed to harsh weather. In some cases, poor management practices contribute to the problem; inefficient operations or wasteful spending can lead to unnecessary fee hikes.
Another common issue is reserve fund shortfalls, when the resort’s reserve fund is underfunded, the homeowners’ association (HOA) may significantly raise fees to cover unexpected expenses. A decline in ownership participation can also impact fees; when other owners stop paying or abandon their timeshares, the financial burden often shifts to the remaining participants.
Lastly, in resorts still managed by developers or for-profit companies, there may be a financial incentive to inflate maintenance fees beyond what is truly necessary.
Traditionally maintenance fees were supposed to increase by the rate of inflation, ie 3–7% annually. However most Timeshare members have experienced greater increases with fees rising between 8%-12% on an annual basis, with some owners reporting even higher increases in certain years, especially when special assessments are added.
